Representation of several financial institutions in the evaluation of loan portfolios, development of loan sale memorandums and brokering of senior and subordinate notes to purchasers.
Representation of hospitality client in forbearance negotiations with special servicer including loan restructuring & workout strategies as well as asset recapitalization options and introduction to new strategic equity partner contributing additional operations expertise.
Completed comprehensive market study, investment modeling and feasibility analysis with respect to a multi-phase resort hotel & casino, limited service hotel, low-rise office and condo/townhouse PUD outside of Washington D.C. including undertaking state and local statute and legislative analysis concerning gaming approvals.
Assisted as financial intermediary on sourcing floating rate debt for a 7 property cross collateralized office portfolio of nearly 500,000 square feet including preparation of financial projections, loan underwriting, NOI stress analysis and estimation of required debt service and operating expense reserves to cover any shortfall during CAPEX completion and lease-up.
Provided asset management services with respect to two full service hospitality assets consisting of representing the ownership interest vis-à-vis the servicer on issues involving release and application of Product Improvement Plan CAPEX reserves, validation of proper monthly escrow amounts withheld by servicer and review of financial statements, STR Reports and annual budgets to reunderwrite the loan based on past and projected performance for purposes of testing possible DSCR triggers and other loan document requirements.
Advised on NY office tenant’s consideration of various office lease alternatives, lease terms and structure and comparable space analysis for purpose of determining market lease economics. ARH is a licensed broker and acts as tenant’s representative and/or leasing broker with appropriate conflict waivers as required.
